Downtown Finishes Strong: Recovery Gains Momentum 

Downtown Denver is closing out 2025 with impressive recovery metrics that signal continued momentum in the urban core. 

 

November's pedestrian traffic reached 92% of pre-pandemic levels, a five-percentage-point increase over November 2024 and the continuation of a strong upward trend. This follows September and October 2025, which marked the highest recovery rates downtown has seen since the pandemic at 95%. 

 

While weekday employee presence remained at 61% of 2019 levels in November (three- percentage points below the previous year), the overall vitality of downtown continues to strengthen through diverse activity and investment. 

 

Downtown has welcomed 65 new ground-floor businesses since the start of 2025.  

 

Recent November openings include The Guest opened in The Regular, Van Leeuwen and Insee Father Noodle House on Platte Street, Xfinity Store by Comcast at Market Station,  Camino by Ulteria in Union Station, Denver Döner  on 16th Street across from Skyline Park!  

 

Looking ahead, Brews N Birdies  will celebrate their grand opening on December 12. In Golden Triangle, Sicilia Pasta, Isla Salon and Jordan’s Deli are progressing along with the event venue at the Evan’s School.  

 

Downtown's hotel market delivered strong October performance with revenue per available room (RevPAR) reaching $182 and occupancy hitting 75%, four-percentage points above October 2024. RevPAR increased by $19 year-over-year, reflecting sustained demand for downtown accommodations. 

 

Downtown continues to attract residents, with total occupied apartment units increasing by 1,120 units downtown and 2,430 units across the center city in 2025, already surpassing 2024's full-year occupancy gains. With multi-family inventory at 88% occupied, demand for urban living remains strong.
